The Board of Directors has adopted a Budget for 2026 and will begin charging new assessment amounts beginning March 1st, 2026, as follows:

  • Townhome owners please pay $227.82 monthly.
    • Townhouse assessments include: clubhouse membership, weekly trash service, irrigation water, limited common area maintenance (sprinklers, turf, trees, concrete), common area maintenance (irrigation system, stormwater system, landscaping, parks, streets, clubhouse, snow removal), reserve fund contributions, general liability insurance for the common areas, D&O insurance, administration, management and covenant compliance expenses, annual registration with DORA, Colorado Secretary of State, annual tax preparation and filing.
    • New for 2026: The Board of Directors primary goal this year is to replace townhouse roofs under the wind insurance claim and return to insuring and maintain their townhouse exteriors. Rate increase reflect needed capital and reserve amounts to be collected on a regular monthly basis as opposed to a special assessment.
  • Single-family homeowners please pay $148.25 monthly.
    • Single-family assessments include: clubhouse membership, weekly trash service, irrigation water, common area maintenance (irrigation system, stormwater system, landscaping, parks, streets, clubhouse, snow removal), reserve fund contributions, general liability insurance for the common areas, D&O insurance, administration, management and compliance expenses, annual registration with DORA, Colorado Secretary of State, annual tax preparation and filing.
    • New for 2026: Rate increase reflect needed capital and reserve amounts to be collected on a regular monthly basis as opposed to a special assessment.
  • Condominiums homeowners please pay $121.92 monthly.
    • Condominium assessments include: clubhouse memberships, weekly trash service, irrigation water, common area maintenance (irrigation system, stormwater system, landscaping, parks, streets, clubhouse, snow removal), reserve fund contributions, general liability insurance for the common areas, D&O insurance, administration, management and compliance expenses, annual registration with DORA, Colorado Secretary of State, annual tax preparation and filing.
    • New for 2026: The Board of Directors is taking actions to restore condominium members access and responsibility for the to common elements to condominium members. Rate increase reflect needed capital and reserve amounts to be collected on a regular monthly basis as opposed to a special assessment.

Payments are due by the 1st day of each month. Payments are considered late if not received or post marked by the 10th day of each month.

Payment options are as follows:

  • The Board would like to encourage all community members to make ACH, credit card or debit card payments using the New Appfolio property management system.

  • In accordance with Colorado HB 25-1043, Brookwillow HOA is required to request an updated email address and cell phone or telephone number for contacting the unit owner concerning assessment collections. Please email the Board Secretary Rebecca McKenna at board@brookwillowvillagehoa.com
